Do you allow pets?

No, sorry. NO PETS ALLOWED.

Is it mandatory to come to the office before seeing an apartment?

Yes, for security reasons we meet everyone at the Office first, then show the properties.

How much is the monthly rent?

Rents are based on 2 person occupancy and range in price depending on the property. El Camino Real is $1300/month, Tropicana $1200/month and Sutton Place $850-$1100/month.  At El Camino Real and Tropicana if there are more than 2 people, there is an additional fee of $500 per month added to the rent and $500 additional deposit for the 3rd person. Standard deposit for 1 or 2 people at these properties is $1000.  Brookside Bluffs rent is based on 3 people, a 4th person is $500 additional per month additional added to rent. Brookside Bluffs Rent ranges from $2100-$2300/month.  Brookside Bluffs Deposit is $1500 for 1, 2, or 3 people. Whether there are 1 or 3 people, the rent is $1500. A 4th person in the apartment will require $500 additional deposit for a total of $2000 deposit.  Having fewer people in an apartment no case lowers the rent to lower than Base Rent Rate nor does it lower the full deposit amount required for the given apartment.

Google Fiber Internet is the ONLY internet provider at El Camino, Tropicana, Brookside Bluffs & Sutton Place Apartments

Google Fiber is Single Authorized Provider of Internet services at the El Camino, Tropicana, Brookside Bluffs & Sutton Place. To sign up for Google Fiber visit Google Fiber where you can choose your plan for a monthly fee. Internet is an additional charge.  Residents must leave Google Fiberjack and cord in wall upon move out.

How Long is the Initial Lease Term

We only offer 12 month leases that require a 60 day written signed notice before the end of the lease that you will be moving. The notice needs to be in writing, signed by all roommates and in our office 60 days prior to the end of your lease. If you will be staying with us, relax, you don’t need to do anything and your lease will automatically renew for another year. There is no month to month option AND there is NO 30 day notice. NOTE for residents and parents: WRITTEN 60 DAY NOTICE IS REQUIRED.

Off Street Parking & Related Costs

In our area, parking is at a premium. We offer off street reserved parking. Reserved parking is based upon availability on a “first come,first serve” basis. A reserved non-covered space on our lot is just $50.00 per month per space. Residents at the El Camino have the additional option of Covered Reserved Parking for $75 per space per month. The New Brookside Bluffs offers 1 FREE offstreet parking spot per apartment. At the El Camino Real, Tropicana & Sutton Place, we allow 1 car space to be reserved for a fee per apartment. The parking lots also offer controlled access with rolling gates operated by remote control.  From time to time, without notice, for maintenance or weather reasons the gates may be open for extended lengths of time. There is a non-refundable Admin fee of $40 to get set up in the system. Owner assumes no liability for any vehicles parked on site. Remember to lock your car doors.

Is the Property Secure

We have gated communities with telephone access systems, intercom systems, or gated entryways. From time to time, with or without notice, gates may remain open for various lengths of time for maintenance or weather related reasons.

Is there an application fee?

Yes, there is a $50 per person application fee. The application fee and all paperwork must be received before we run your credit check, and criminal background check. These are standard things we do with each and every applicant.

Describe the property's overall environment?

Nice & quiet. Friendly neighbors. Great location! Close to the Plaza, UMKC & Nelson Atkins Museum of Art and the Kansas City Art Institute. Quiet No Party hours after 10 PM daily.

How much is the deposit and is it fully refundable?

The deposit at Brookside Bluffs is $1500 for 1, 2 or 3 people. Whether there is 1, 2 or 3 people, the deposit will equal $1500.  A 4th person at Brookside Bluff is $500 Additional deposit.  The deposit at all other properties is $1000 based on 2 people, any additional person will pay $500 additional deposit. The deposit can be fully refundable if the apartment is returned to us in exceptional condition. In addition to being cleaned extremely well, carpets must be professionally cleaned by a professional truck based cleaning company. We use Supreme Carpet Cleaning. What utilities are included?

We pay water and trash, and for a limited time, basic Google Fiber Internet will be a free amenity only through approx  January 2023. You pay gas, electric and premium Google Fiber services (see Google Fiber Question above).

Do you have laundry facilities?

Yes, El Camino, Tropicana & Sutton Place feature  coin operated laundry facilities. 4 quarters to wash, 4 quarters to dry (you can add extra quarters to add extra drying time). FYI, there are no change machines.

Do you offer 6 month or short term leases?

No. We only have 1 year leases available.
